Distinctive Beach Rentals is a superior property management company, located at 2801 Estero Blvd., Unit F, on Fort Myers Beach. We manage and/or own the properties listed here on our website. We have been providing our discerning clients with exceptional service since 2006. Our clientele travel frequently and seek the highest level of service and unique accommodation experiences. As owners and managers of some of the finest properties, we understand the business from the prospective of the owner and guest. We also know the importance of screening and insuring that the guest and property are well suited. Our properties are available with concierge service and can be rented weekly or monthly. The properties we represent are well designed, beautifully appointed, have charming or unique atmospheres. Terms, Conditions & Payments:

Upon booking a reservation with Distinctive Beach Rentals, a contract will be prepared and emailed to you. You will then have 7 days to sign and date the contract and return it to us, along with your initial payment. During that time your dates are held and secure. If the signed contract and initial deposit are not received within the 7 day period your reservation is automatically void and cancelled. The initial deposit consists of 1/2 of the total balance of the reservation. The remaining 1/2 is due 60 days prior to your arrival date.

However, if your reservation is a last minute booking (less than 60 days before your arrival date), then the full amount is due immediately. No refunds are given for last minute reservations.

To make this reservation, there must be two in the rental party that are over the age of 30, and will be staying at the property the entire length of the reservation. We do not rent to groups of singles under 30 or teens with chaperones – ever. Bookings for vacationing student groups, parties, weddings, family reunions, etc. are not allowed under any circumstances. Reservations made under false pretenses will be subject to forfeiture of all deposits and rent and immediate eviction.

The maximum occupancy, as shown on our website for each property is strictly enforced. Each rental property has specific occupancy limits and rules of conduct which must be strictly enforced. The number of adults, minors and pets that will occupy the rental property must be stated on the registration form. Guest may not assign or transfer any agreement. All occupants and guests will be required to register with us prior to arrival. Monthly rentals rates may pertain to a full calendar month rental or to just a 28 night stay. This is dependant upon the property you are renting. If the property is a weekly rental property then the monthly rates reflected are based on 28 nights. If it is a once per month rental then the monthly rate shown is for the full calendar month, with departure taking place on the last day of that calendar month.


All cancellations made within the 60 day window will not receive any refund. However, if a last minute reservation can be obtained for all or part of the cancelled dates, those nights will be refunded to you. Distinctive Beach Rentals makes every effort to accurately and completely represent our properties on the web, telephone or brochures. If the guest is disappointed or unsatisfied with a property due to differences in taste according to decor, accommodation, location or any other reason and declines to stay at the rental property, this will be considered a cancellation and no rent reduction or refund will be issued.


All units are privately owned. The owner and Distinctive Beach Rentals shall be held harmless from all claims or causes of actions arising from the rental of the unit by the guest. The owner and Distinctive Beach Rentals are not responsible for any of the guest’s items lost or stolen. Distinctive Beach Rentals shall not be liable for any personal or property damage by client from negligent or willful actions or admissions of client, client’s guests or invitees. Client will bring to Distinctive Beach Rentals attention immediately any unsafe conditions that they may encounter, so that we may correct them immediately. Client in signing our Weekly Rental Agreement, assumes all responsibility for personal liability while renting any of our properties. The client is aware that there is no lifeguard on duty for homes with a pool and/or spa. Use of either is done so at the client’s discretion and sole responsibility.


Check-in time is after 4:00 p.m. Upon checking in, please check over everything in the house/condo upon your arrival. If you note any damage done to anything, any stains on furniture, linens, carpets, etc., please notify us immediately. If you do not, you will be held financially responsible for these things if we are not aware of them. Protect yourself, look everything over thoroughly, and if there is a problem call us.


Check-out time is by 10:00 am.

  • The house/condo should be left in the same condition you found it upon your arrival. All linens, except those that you used on your day of departure, should be washed and placed on the master bed. Please do not remake the beds. Our cleaners will handle this.
  • Leave all soiled linens (sheets, towels, etc.) on the laundry room floor.
  • Place all dirty dishes in the dishwasher and start the cycle.
  • Remove all items from the fridge and freezer and place in the outside garbage cans.
  • Remove any other food, magazines, glasses, or other items that you brought into the house to the garbage cans outside or take with you. Nothing that you brought into the house, of any nature, should be left behind.
  • Lock all sliding glass doors, windows and standard doors.
  • Turn off all lights.
  • Set the A/C to 75F.
  • Set the alarm/security system if there is one.
  • Lock the front door and replace the keys in the lockbox.

Additional cleaning fees may apply if the above is not followed and will be deducted from your credit card on file. Each home is thoroughly cleaned between guests. If you’d like more frequent cleaning, additional housekeeping may be scheduled for an additional charge.

Excessively littered and/or dirty conditions at check out will result in extended housekeeping and charged to guests credit card on file.

Damage Waiver Fee:

The property is inventoried upon each guest’s departure. If you discover any deficiencies in the inventory or damage to the property, please inform Distinctive Beach Rentals immediately. The guest agrees to be responsible for any damage caused by the guest’s party or visitors.

A damage waiver fee is required for all reservations. Distinctive Beach Rentals, Inc. required a valid Visa, Master Card or Discover Card number on file in addition to the cost of the damage waiver fee. This fee relieve the Lessee of the cost for unintential and accidental damage to the Rental Property and its contents, not to exceed the amount of coverage. The damage waiver fee does not cover intentional damage, theft without a valid police report, unauthorized entry into the owner’s supply closet, unauthorized pets, extensive cleaning required at check-out, smoking, gross negligence or willful and wanton conduct, damage caused by any pet or other animal brought onto the premises by any Guest whether or not the property is a “pet friendly” property, loss of use of the covered property, exceeding occupancy limits, and any other charges/policies in Distinctive Beach Rentals, Inc. Rental Policies and Rental Agreement including any fines imposed on Distinctive Beach Rentals, Inc. by the Town, State or a Homeowner Associations as a result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Lessee or visitors of Lessee (Excess Damage Costs). Lessee will be notified of any Excess Damage Costs in writing after Lessee’s departure. Any Excess Damage Costs will also be charged to the Lessee’s credit card. Lessee, by signing below, assumes full responsibility for any items found to be missing upon guests departure, and any damage due to misuse, negligence or action on Lessee or Lessee’s visitor’s part, except in the case of normal wear-and-tear reported to Distinctive Beach Rentals, Inc. within 24 hours of check-in.

Terms of Coverage:

• The plan takes effect upon check-in on the booked arrival date to a Distinctive Beach Rental, Inc unit.
• All coverage shall terminate upon normal check-out time of the Distinctive Beach Rental, Inc unit or the departure of the Covered Guest, whichever occurs first.


Only a few of our homes are pet friendly. Please inquire if you have any questions to which those are.


Smoking is not permitted in any property or on any lanai. If there is evidence of smoking anywhere inside of a property or on a lanai your credit card will be charged for smoke removal.


One set of keys will be in a lock box on the property, typically by the front door. You will be provided with your code upon receipt of final payment in your arrival confirmation package.

Utilities & Services:

Local telephone service is provided for the guest’s convenience. There is a long distance block on the phone. All long distance calls should be made on the guest’s cell phone, calling card or on a pre-paid phone card. Some of our properties offer free long distance unlimited calling and internet services. Consult each property for these amenities.

Swimming Pool, Pool Area and Spa:

Some of our pools are heated by electric and others by solar. Electric heated pools are maintained at 84F. If supplied, it is recommended that the solar blanket be used when the pool is not in use. There is no guarantee as to the pool temperature. Use of the swimming pool is at your own risk. All guests assume the risks of use and waive the right to file suit against the owner or Distinctive Beach Rentals for any loss, damage, injury or liability that should occur. No diving is ever allowed. The guest assumes all responsibility for themselves and anyone that they allow to be in the pool area. There is no lifeguard on duty. Spas are maintained at a temperature of 102F. Pregnant women and small children should never be allowed in the spa.

An adult must supervise children at all times. Only registered guests are allowed. No glass or breakable objects are allowed in the pool area. Area must be kept in a clean and proper order. Please insure that young children wear swim diapers. No balloons or small items should ever be used in the pool that could clog the filter or pipes.

Please obey rules and times of use that are posted at each pool. The pool is serviced regularly and has automatic cleaning and chlorinating systems. Please notify us immediately if there are any problems or concerns. The gates and pool cage doors are to be kept closed and secured at all times.

Quiet times:

Quiet times must be respected between the hours of 10:00 p.m. and 7:00 a.m. Please remember that noise carries very well close to water and that conversations are easily heard from balconies and pools. The neighbors have our emergency numbers and are asked to call us if there is a problem with our guests. Should continued, excessive noise persist, please be advised that your tenancy will be terminated immediately. Your cooperation in helping us maintain a friendly relation with the neighbors is greatly appreciated.

Turtle Season – May through October:

All beachfront properties must adhere to strict lighting requirements during turtle nesting season. All renters are required to comply with these lighting restrictions by keeping beachfront drapes/blinds closed after sunset and before sunrise so as to not allow any interior lights out towards the beach. All exterior lights must remain approved turtle lights and not changed out to normal bulbs. Any fines levied by the Town as a result of Lessee’s negligence shall be payable by the Lessee.

Town Quiet Hours: 

Between the hours of 10:00 pm and 7:00 am guests and clients shall observe quiet hours. This means all outdoor activity, including swimming, shall be kept to a reasonable noise level that is nonintrusive and respectful of neighbors. Town of Fort Myers Beach Ordinance 96-24 sets limits on noise levels during quiet hours and these levels shall be obeyed by the client and all guests.

Errors and Omissions:

Every effort is made by Distinctive Beach Rentals to insure that all information is as accurate and complete as possible on every website that we maintain but is not guaranteed. Descriptions, conditions, rates and amenities listed are subject to change without notice. Distinctive Beach Rentals is not responsible for any inadvertent errors or omissions or for recent changes by an owner to their property.

Property Suitability:

Review all property amenities, specifications and unique characteristics, including environmental conditions, to verify that the rental property has been selected will be suitable prior to your booking, as you will not be able to change rental properties upon your arrival.


Distinctive Beach Rentals, Inc. reserves the right to substitute comparable accommodations should your confirmed unit become unavailable due to unforeseen circumstances. However, we cannot guarantee the rental rate of the substituted property. Renter has the right to accept or refuse the substitution accommodations and new rental rate or to opt for a full refund of all deposits made on the original property.

Properties Listed For Sale By the Owner:

Some of our properties are available for sale. We will make every effort to have any showings of the property around your arrival and departure; however, this is not always feasible. In the event a showing is requested by a realtor, we will contact you to arrange this with as much advance notice as possible. If you permit a showing, we in no way expect you to clean the property or “stage” it for a showing. The clients looking at the property realize you are on vacation and are only looking at the property not your housekeeping.

Additional Condo Paperwork: A very limited number of the condos we represent have additional condo association paperwork that must be completed prior to your stay.  This paperwork will be provided to you upon receipt of your final payment.

Mandatory Evacuations:

Client and all guests staying in short-term rental units must comply with mandatory evacuations due to hurricanes and tropical storms as required by state and local laws. Refunds for any nights unused, due to mandatory evacuation, are up to the owner’s discretion. Note: All properties rented by Distinctive Beach Rentals have a minimum age requirement. Two persons in the rental party must be over the age of 30 in order to rent.
